A Home on the Water


Overview:
A home was purchased on the Miles River in St. Michaels, Maryland, to serve as a summer retreat for my client, their children, and grandchildren. They asked Visnic Homes to expand and renovate the main house and add guest quarters in a former barn and various other buildings.

Challenges:
The owners had a short time span, one year, to complete the project. That meant that we had to work extremely efficiently. My team ordered materials well in advance of the time schedule and managed the day-to-day building, never missing a day on the job.

End Result:
Visnic expanded the main home by more than 50 percent, added a new kitchen, a new two-story library with panoramic river views, and a new radial room complete with a long bar for entertaining. The barn now consists of several bedrooms, a full bath and a kitchenette. This past summer, the home was overflowing with children and parents enjoying swimming, crabbing, and boating.

Design Trends

I recently undertook designing an entirely new collection of homes to be built in Georgetown at 1801 Foxhall. The Foxhall Collection is unique in that they are City Homes and I wanted them to reflect a city dwellers lifestyle. Architecturally, they reflect Old Georgetown with Federal, English, French, and Greek elements. It was interesting to research the blend of looks currently in the Foxhall area and design a home that would look both new and old. I think we accomplished it while offering homebuyers a wide array of looks.

When it comes to the inside features, there is nothing old about it. One of my favorites is the Wine Grotto in the Federal Home. This is a wonderful room located on the main floor designed to hold your wine collection, and space to taste and enjoy a good bottle of wine. The kitchen is open and features the perfect entertaining layout. We extended the kitchen to the outdoors with the ability to have a full outside set up. This is one of the most popular new features. Of course, it goes without saying that we build the essential Green elements into all our homes. As our slogan says, “Life in Detail”… it’s the little things that make the difference.

Green Comfort

The buzzword in the new home industry is “Green”. Everyone wants a more energy efficient home. Here at Visnic Homes, we area big proponent of Green building.  Geothermal heating and cooling technology has gained popularity with our clients interested in committing to “greener” living. I installed a system in my home 10 years ago and it’s great. Here’s how it works. The ground temperature about four to six feet down remains constant year round. The geothermal system circulates a water-based solution underground to exchange heat   with the surrounding constant temperature. The energy is recycled to a geothermal compressor that heats or cools air to the desired temperature and circulates it throughout your home.   This is far more efficient than a conventional heat pump that has to exchange heat with a wide range of outdoor air temperatures.  A geothermal system will heat and cool your home, and heat some of your home’s hot water. That can amount to savings of 30 to 70 percent on your utility bills. Now, that’s significant. At Visnic Homes, we’ve installed many of these systems over the years throughout Virginia, DC, Maryland, and West Virginia.   I highly recommend you consider it. The end result is a home that is both energy-efficient and extremely comfortable.

Are you asking yourself the question? Is it time? Consider:
*The price of building materials, particularly lumber, is as low as we’ve seen it in a long time.
*Petroleum and its related products are also historically low.
*There is a lot of value in the workforce. Tradesmen have dramatically lowered their cost to retain their best people.

I think it’s a great time to take advantage of today’s value for a project that will finish months down the road. I sense there is a narrow window of opportunity. We can lock in to favorable pricing now that will still be in place when the market has returned, and at some point it will. Washington is perennially one of the strongest markets in the country.

Right now:
*Permit application volume is down. It’s a great time to get through the local red tape quickly.
*The cost of money is at a 53-year low. There is an opportunity to lock in now to great rates that will still be in place when the home is finished.
