Then...and Now!
Being in a service business for 23 years brings along a great deal of relationships, and with that...opportunity. Especially if you do a good job and create a respectable reputation.
Our "early days" opportunity, was during a time like today, when housing was down, but picking up. We were fortuitously in a position to build on custom lots that were sold off by the RTC in the early 90's. That opportunity resulted in approximately 60 homes in what is now one of the most significant communities in Montgomery County, Avenel. We built along side a few of the finest Homebuilders there, and ultimately produced more Custom Homes than any other.
That was an opportunity that fed into our basic business idea... "do the right things...and do them right."
As a result, we were then approached by a family to develop an older Potomac Estate that rested on a long wooded driveway, and against our coveted Potomac River...Marwood. There, we pulled in utilities, carefully protected trees/nature, resulting in a prestigious Best Environmental Builder of the Year Award, and went on to build 21 totally unique Custom Homes.
Before the dust settled on Marwood, we had been approached by 2 other developers. On the Maryland side we were asked to build our homes in Ardnave, an enclave of 14 lots, 10 of which were built on by our company, and in Virginia, we were approached by Miller and Smith who wanted our growing reputation to assist them with selling 15 homesites for homes in their Custom section of The Reserve in McLean. We were the only Custom Home company to start, and finish in the community.
And today....
...we are a preferred Builder in one of the top Golf Course Communities in the area, Creighton Farms near Middleburg...
...we have been approached by a large land owner from the Eastern Shore, who would like our company to be the exclusive builder on 7 of the most gorgeous lots on the water, 3 minutes from the airport and 5 minutes from downtown Easton...
...we have access to 2 top shelf lots in Potomac that are not officially on the market...yet, and are 2 minutes from the valet at Congressional Country Club...
...and we have land opportunities on spot lots in McLean.
These opportunities are born directly from and are part of the reason we are one of the only Custom Home companies to ever win not one, but two National Custom Home Builder of the Year awards. Once in 1995, and one this past February. We take our ethics and the work we do very seriously. Our relationships with some of the most successful people in the region have been extremely rewarding. We feel honored that people put their faith and trust in us, and we give them our Very Best as a result.

That's Entertainment!
I was thinking about how advances in electronic gadgetry are described as a “wave of technology”. If technology is a wave, I’ve enjoyed observing it from the beach as much as occasionally riding the surf myself (Here’s to you Vint Cerf). My iPad is with me at all times!
It’s remarkable how fast lifestyles and houses are changing as a result. Significant space for multi-user computing and internet access near daily living is a must. Homework and home management are forever changed.
How about home entertainment? Life before flat screens is a fond memory. Aficionados still appreciate the privacy of a finely tuned theater room (and we’ve built some great ones recently), but today’s enormous panels and the quality of off-the-shelf surround sound systems deliver a big time viewing experience to the average rec room.
Most interesting to me though is a recent move to combine technology with another popular wave….outdoor living. Covered outdoor spaces are getting quite sophisticated with comfortable furniture, a fireplace and food service facilities. Now, there’s a demand for a flat screen and sound systems in the Outdoor Living Room.
As a football fan, I love this idea. Watching ‘away’ games surrounded by the elements, under cover, close to conveniences, no waiting lines……….Now that’s entertainment!

Hot, but Not Bothered!
I enjoy a certain feeling of satisfaction, confidence and affirmation when my generator overcomes a power failure. Same thing as my four wheel drive muscles through mud and heavy snow. It feels good to be ahead of the curve and in control when the elements hit.
It’s uncomfortably hot today. I am so happy that I have geothermal conditioning! And the coolest thing about it is I get this same warm feeling on extreme winter days and each time I open my electric bill. Comfort in my 4,500 square foot home costs less than my old 1,200 square foot place. I love it.
I put my geothermal system in 16 years ago. I’ve enjoyed a lot of “assurance moments” in that time and look forward to many more.
I feel even better when I think about how many systems we’ve done for our clients over the years. The first was 1991. I’ve lost count, but I’ll bet over the past 22 years we’ve installed more geothermal systems than any other area builder and in every imaginable size and configuration. The photo on Facebook shows one of the units that conditions a 20,000 square foot home.
I love my geothermal system, but knowing so many in the Visnic Homes family do too, makes me feel especially warm inside. This is the most satisfying assurance moment of all.

The Best of Everything...
I last posted that optimism is blooming into robust activity in the areas most prominent neighborhoods.
A resurgence starting close-in makes sense. There is no replacement for the sense of community, schools, commute and proximity to family and friends that makes these locations so valuable.
Further, interest in design efficiency and leading energy performance has more buyers considering modestly sized lots common to established neighborhoods.
For many, it’s a perfect fit. Families on the rise have access to great schools, a reasonable commute and the charm of a mature suburban landscape.
Active empty-nester’s stay close to family and local conveniences, and enjoy the privacy of a single family home. For them, a condo is a little too cozy. We’re asked for low maintenance efficiency, a main level master suite and plenty of elbow room for the grandkids. A garden area is also attractive.
Inspired, we collaborated with a nationally renowned architect to develop “right-sized” homes, efficiently designed without compromise to luxury living. Just right for compact lot sizes without consuming them.
We’re thrilled with the results and bundled our design ideas into a Downtown Collection. They’re customizable of course, and starting from scratch is always an option. We just wanted to spark imagination and show how when it comes to home, you really could achieve the best of everything.

The Right Time, for the Right Place!
There really is a new buzz in the housing market. Our inquiries are up.
There is a greater sense that now is the time to buy as sustained economic optimism builds and before building and land costs increase.
Some are just anxious to get on with their lives. They are tired of waiting for a better moment. Families grow and nests empty. It’s time to move on as they feel the market has stabilized.
The “Blue Chip” Washington area real estate market proved its durability…again. We lead the U.S. in sustained value and are at the front of recovery. Over 1,200 homes sold in Bethesda / Chevy Chase and over 400 just in Mclean over the past 2 years, in what some characterize as the toughest market in memory. The D.C. metro area is highly regarded among my builder friends around the country.
There is tremendous value in the market and our network of premium lot opportunities is expanding. Even now, we are regularly approached by sellers and many of the best lots are trading before they are listed.
“Infill” custom homes are now a very popular choice. In response, our Downtown Collection of home designs is well suited to meet the demand for efficient luxury living close-in. But that’s another blog…...

For more than 20 years, Visnic Homes has had a strong presence in the metro area. We take seriously our responsibility to support the communities that have embraced us as we built homes where lasting family memories are created.
Families and children are at the very heart of our work. It is for this reason that we often support children’s causes. This month is Child Abuse Prevention month, and Visnic Homes is sponsoring the Fairfax CASA Run for the Children 10K Race and 3K Run/Walk, to be held on April 28th at 8:30 a.m. at the Fairfax County Courthouse.
Fairfax CASA is an extraordinary organization that trains and supervises citizen volunteers to advocate for abused and neglected children under court’s protection. These volunteers are called Court Appointed Special Advocates or CASA volunteers, and they make a difference by ensuring that every vulnerable child has a chance to grow, learn, and thrive in the safe embrace of a loving home. Serving as a CASA volunteer is a huge time commitment – something those of us raising families or working busy jobs may not be able to do.
Fortunately, there is a way we can all help – and it only takes one day. Join hundreds of runners and walkers who will take to the streets for Fairfax CASA’s 2nd annual Run for the Children10K Run and 3K Run/Walk on Saturday, April 28, to help raise funds to support Fairfax CASA and the work of CASA volunteers who advocate for the best interests of more than 500 abused and neglected children each year.
The event promises a challenging and fun course, delicious food, amazing prizes, and the satisfaction of knowing you are supporting a worthy cause right here in our community!

Visnic Homes turns to a convenient on-site energy source to satisfy its high-end clientele.
Visnic Homes, the NAHB's 2011 Custom Builder of the Year, couldn't satisfy many of its high-end clients if it weren't for propane. These are people who insist on cooking with a flame, desire fireplaces that turn on via remote, and want to enjoy efficient heating of their swimming pools and spas year-round.
The fact that many of these homes are located along the Eastern Shore of Maryland, and on some of its more pristine islands, doesn't faze them a bit. That's where propane comes in.
"One of the greatest compliments we get [from our clients] is that they don't think twice about using propane," Paul Lobien, vice president of Rockville, Md.–based Visnic Homes, says. "The installation and utility of propane is very trouble-free. We have no problems."
One home in particular, which the builder calls the Kent Island Estate, shows the myriad ways propane can be used in a home. Coming in at a cool 22,000 square feet, it's serviced by not one, not two, but three propane tanks, each of which holds 2,000 gallons. Those 6,000 gallons of propane are the energy source for the home's cooking appliances, water heaters, fireplaces, outdoor grill, pool heater, and whole-house generator. A geothermal system is the home's primary heat source, but propane is also used for supplemental heating — smart practice among builders looking to lower the first cost of a geothermal system.

Kent Island Estate is a good example of the Propane Energy Pod building model at work. By treating Kent Island's five key areas of energy use — space heating, water heating, cooking, fireplaces, and power generation — as related parts of a whole-home system, the builder combined the benefits of individual applications into an efficient and effective propane package.
Company owner Ted Visnic explains that while propane is a great fuel source for the high-efficiency systems in the homes he builds, it "all starts with a tight home," Visnic says. "We have our homes blow-tested before we put interior trim in. Keeping the heat in is where you start. The way you heat is next."
Propane retailers provide and install the tanks and run the lines to homes Visnic builds. Plumbers, HVAC contractors, and appliance suppliers who routinely work on these homes are well versed when it comes to propane. "They'll make sure the equipment is prepped for propane or take care of that on site," Lobien says. The propane retailers also monitor propane levels and check tanks at every delivery, assuring the homeowner of the safety of their system.

Important Winter Maintanence Tips by Bruce Coburn
By now everyone has done their winter heating maintenance and cleaned or replaced their furnace filters. But do you know that one of the biggest impacts on your comfort at home is not the temperature of the air but the level of humidity in the air? Experts tell us that relative humidity levels inside your home during the winter months should be kept between 30% and 40%. Maintaining winter humidity levels within that range will make the inside air feel warmer, can reduce dry, itchy skin and static shocks and will lessen the damaging effect of excessively dry air on hardwood floors, wood furniture and interior wood trim.
Many modern heating and cooling systems include a built in humidifier. It is important to keep this part of the system properly maintained. Maintenance should occur at the beginning of the heating season since that is when it is most needed and used. There are two major types of built-in humidifiers, power humidifiers and steam humidifiers. Both types require maintenance. Power humidifiers have an internal fabric element that water runs over and a fan that atomizes the water and pushes it into the air as it is flows through the ductwork. The humidifier element in a power humidifier should be replaced at the beginning of the heating system and depending on the quality of the water, again half way through the season. Steam humidifiers heat water to create steam that is introduced to air in the ducts. Steam humidifiers have a water filter that should be replaced one or two times per season, again depending on the quality of the water.
You can search on-line for do-it-yourself replacement elements and filters by looking up the manufacturer and model number on your humidifier. Even better, have your heating and cooling service mechanic replace the element or filter during their regular checkups.
If your built-in humidifier was installed more than five years ago, it’s a good idea to trace the copper water supply line back to where the water valve is. Some older water valves are of a type known as a saddle valve and are prone to leaking and clogging. You can tell a saddle valve by the style of handle it has and that it will be clamped around a water pipe. A saddle valve will have a small “T” shaped handle that will take several rotations to fully open or close. If this valve is fully open and your humidifier does not seem to be getting enough water or if the supply valve is leaking, you should have a plumber replace the valve with a new “gate” type valve.
Stay warm and comfortable all winter long by maintaining the indoor air humidity level and the humidifier that does that job.

If this valve is fully open and your humidifier does not seem to be getting enough water or if the supply valve is leaking, you should have a plumber replace the valve with a new “gate” type valve.
